很多中国学生到了荷兰以后，遇到房屋租赁问题就开始发愣了。不知道什么是荷兰式的租房合同，什么样的合同不易被骗。针对这种考虑，本文提供一份简单的荷兰式租房合同供大家参考 。

Article 1: The lessor will rent 房间及地址 in Rotterdam to tenant from 时间.如果是二手房东，要注明房屋原主人。
Article 2: The tenant may use these facilities: kitchen, shower, toilet, balcony, sitting room, washingmachine, dishwasher and refrigerator TV.把能写上的尽量都写上，包括房间和设施。
Article 3: When the lessor stop renting the whole apartment from others, the rent contract between lessor and tenant will end.
Article 4: The room has a surface of XM2。说明几平方，因为有些房东夸张说几平方，把平方数写上对房客有利。一定要写明是否有furnished and furniture.
Article 5: The rent price is €***/month, including all services costs ,such as energy,water, gas,and internet connection. (一定要先写明all services cost.)
Articl 6: The rent should be paid before 1st every month.(这个是你该干的喽)
Article 7: Deposit for the room will be ***** Euro(一般为一个月，尽量说低点). Deposit will be refunded after leaving the room in a good condition.(用good condition这个词比较模糊，起争议时对租房者有利，有些房东要求写成与原来一样)
Article 8: The tenant will be responsible for serious damages due to unreasonable use during the rental period. Damages will be deducted from the deposit.(要写成严重损害，要跟房东沟通说清楚，房东都会同意的，毕竟小件东西不应该赔。另一个，必须说明是unreasonable use，如果正常使用的话，就没必要赔了，房东有义务维修)
Article 9: If the tenant want to stop renting ,he should inform the lessor one month before his leaving. (最好不要写要租多长时间，如果要写的话，最多写三个月。最好是用这种提前一个月通知的条款。如果没写明这条的话，根据2005年6月通过的法律规定，是提前一个月通知，也是对房客有利的)
Article 10: 报地址事宜，可写上房东有义务协助房客在一周内报地址)
